Digitally Signed 7/12 and Your Crop Entry
The 7/12 extract (satbara utara) is the main revenue record for a plot, and your crop survey entry lands on it. That is why people search for a digitally signed 7/12 — a free screen view is not always accepted for official use.
Two things to keep separate: the free, view-only extract on Mahabhulekh, and the digitally signed (certified) copy from the Digital Satbara portal, which is legally valid and usually carries a small fee. This page covers both, and how to read the crop entry once you have the extract.
What the 7/12 is, and where the crop entry sits
The 7/12 is named after two forms (Village Form VII and XII) kept under the Maharashtra Land Revenue Code. For one survey or Gat number it shows ownership, area, encumbrances and the crop-sowing (pik pera) entry. The related 8A is a holding summary across a khata.
The crop-sowing entry is exactly what the e-Peek Pahani / DCS crop survey feeds. So checking the 7/12 is the decisive way to confirm your crop was recorded — and a digitally signed copy is what you hand to a bank, an insurer or an office.
Free view vs digitally signed copy
Both come from the government. The difference is whether the copy carries a digital signature that makes it valid for official use.
| Point | Free view (Mahabhulekh) | Digitally signed (Digital Satbara) |
|---|---|---|
| Purpose | Quick look-up and reading the entry | A legally valid, certified copy |
| Cost | Free | Usually a small fee, paid online |
| Official acceptance | Often treated as information only | Recognised for bank, insurance and legal use |
| Where | bhulekh.mahabhumi.gov.in | digitalsatbara.mahabhumi.gov.in |
View the 7/12 free on Mahabhulekh
For a quick check of the crop entry, the free view on Mahabhulekh is enough:
Open the Mahabhulekh portal (link in the sources below) and choose your division.
Select district, taluka and village. Village names repeat, so check the taluka.
Search by Gat or survey number, or the khatedar name, to open the extract.
Read the crop-sowing entry and check the crop, area and season.
Portal: Mahabhulekh land records (7/12 and 8A) (opens the official site in a new tab). This view is for information; for official use, get the digitally signed copy below.
Download the digitally signed 7/12 or 8A
For a copy a bank, insurer or office will accept, use the Digital Satbara portal. The signed copy carries the Revenue Department's digital signature.
Open the Digital Satbara portal (link in the sources below) and register or log in with your mobile number.
Choose 7/12 or 8A, then select district, taluka, village and the Gat or survey number.
Pay the fee online. The portal states the amount paid is non-refundable, so check the details before paying.
Download the digitally signed PDF, and keep it safe.
If a verifier doubts it, the document can be authenticated through the portal's verification facility.
How to read the crop entry
Once you have the extract, the crop-sowing (pik pera) section is what matters for the survey. Check that it matches your field:
- Crop name — does it match what you sowed
- Area — is the sown area right; under-recording can reduce compensation
- Season — Kharif, Rabi or summer, under the right year
- Irrigation — bagayat (irrigated) or jirayat (rain-fed)
- Fallow — unsown land recorded as current or permanent fallow
Our check your entry page covers all three ways to confirm an entry, and the glossary explains the Marathi terms.
If the crop entry is missing or wrong
If the crop entry is absent or incorrect on the 7/12, that is corrected at the Talathi office, not through this website or the apps. Take a copy of the extract, submit a written application, and keep a dated acknowledgement. If it is not resolved, escalate to the Circle Officer and then the Tehsil office.
A missing plot (rather than a missing crop entry) is usually a records issue — a pending mutation or a name mismatch. Our Farmer ID and problems and fixes pages cover that.
Frequently asked questions
What is a digitally signed 7/12?
It is a 7/12 extract carrying the Revenue Department's digital signature, issued through the Digital Satbara portal. That signature makes it valid for bank, insurance and official use, unlike the free view-only copy.
Is the free Mahabhulekh 7/12 valid for official use?
The free view is mainly for information. Many offices want the digitally signed copy for official purposes, so check what the office or bank asks for before you rely on a screenshot.
Where does the crop survey show on the 7/12?
In the crop-sowing (pik pera) section, with the crop, area, season and irrigation type. That section is exactly what the e-Peek Pahani / DCS crop survey feeds.
Is the digitally signed 7/12 free?
No. The Digital Satbara portal usually charges a small online fee, and it states the amount paid is non-refundable. The free view on Mahabhulekh remains available for reading the entry.
My crop entry is not on my 7/12. What do I do?
First confirm the survey window was open and that your app entry actually synced. If the entry still is not there, take the extract to the Talathi office with a written application and keep an acknowledgement. Full detail on our check your entry page.
